Pocket Listing
A pocket listing is a real estate industry term referring to a property where a broker holds a signed listing agreement (or contract) with the seller, whether that be an "Exclusive Right to Sell", "Exclusive Agency", or an “Open Listing” agreement or contract, but the property is never advertised nor entered into a multiple listing system (MLS), or where advertising is restricted for an agreed-upon period of time.
 
A pocket listing can be attractive to sellers as it potentially offers greater privacy, convenience and flexibility than an MLS listing. A pocket listing can allow sellers time to repair and stage their property, resolve personal concerns they may have with selling their home and even price-test the market before they commit to a sale. 
 
The primary downside to a pocket listing is the restricted range of reach to potential buyers via advertising and co-brokering.
